We booked this hotel last year,originally for August, but due to train strikes had to cancel twice.. We rebooked for February 23rd to 26th 2024 and we turned up at 1.30 last Friday and were mortified when a builder answered the door and said the hotel was closed undergoing a total refurbishment. I had spoken to the hotel about 10 days before to enquire about car parking and was told to wait and book when we arrived. The worst thing is the hotel is,still taking bookings but are refusing to answer the phone DON'T BOOK you may loose money,we lost £293,which we are now fighting with booking.com to refund us,failing that the bank can reclaim it.DISGUSTING

I booked this place ( can't use any other word ) for myself my elderly mother and my aunt to attend my aunts funeral . I tried reaching out to the property beforehand . And messaged booking.com as the property never replied to any of my messages . when we arrived to the place .. it was all in darkness ... phone line dead ... cones up as BROW BAR ... THEN FACEPLACE ... please please DO NOT BOOK THIS AWFUL PLACE ... we were left standing on the street nowhere to stay. . I cannot tell you the stress I went through while I was attending my aunts funeral . Instead of mouring and talking to my family I was frantically trying to find someone to talk to on booking.com ... no one helped me and no one tried to accommodate us ... I cannot stress enough PLEASE PLEASE DO NOT BOOK AND PAY FOR THIS PLACE ..... PLEASE PLEASE DO NOT .... THIS IS BY FAR.THE WORST EXPERIENCE OF MY LIFE .THEY KNEW I WAS COMING TO ENGLAND FOR MY AUNTS FUNERAL AND THEY DID NOT CARE ONE BIT THAT WE WERE LEFT OUT IN THE STREET

On the whole this is a lovely little guest house in a quieter area of Brighton, not far from the seafront. Room was clean, bed was comfortable, hospitality tray well stocked. A little bit chilly on arrival but then it was mid winter and warned up once I'd worked out the radiator. I struggled to keep the shower at a warm (not freezing or scalding) which is something I judge a hotel on. I didn't try the spa facilities during my stay.

Good location but rooms are not great. Uncomfortable bed for starters and the shower is really bad and doesn’t really work.. no pressure which is needed for a power shower! Minimal complimentary shower gel etc. Very noisy location with a random drunk man shouting outside the back of the hotel and a very annoying dripping outside the window which is barely sound proofed. 2 rating as the hotel was clean, staff friendly and good location but definitely won’t be back when we next visit my daughter at Uni.

This was the worst accommodation I have ever booked. The receptionist left the building before we got to our room, the contact numbers were never answered. The room was very cold, not heating and the window was broken so we were unable to close it. We had to leave and book another hotel as this one was not habitable. No response from the hotel to the messages I left on the emergency contact number!

Started off great, nice room and fab location but was woken by a (drunk/drugged up?) man banging on our door repeatedly for an hour from 7am. Called the ‘emergency contact number’ at least a dozen times but no one picked up or got back to us. The maintenance guy eventually turned up and called the police. Felt very scared and vulnerable. Still waiting for contact from the hotel a month on. Would not recommend.

Nice friendly little place room was clean and nicely decorated all the usual things iron hairdryer ironing board tea coffee shower was alright nice and hot pressure a bit low but they always are in these old places lady on reception was lovely could probably do with a bit of maintenance on the french doors in our room had a tremendous rain storm the night before we arrived and the floor was wet but not really a problem the old saying you get what you pay for is usually true but not here well worth the money first time we stayed this end of brighton glad we did much quieter 5 quid for a taxi from here to the town they have also got a beauty parlour or whatever you call them these days not for us but they do offer a discount if that's your thing we were quite happy here paid twice as much for half as much before thanks very much we will be back

Lovely accommodation, however I do have to give an honest review. We arrived got checked in to the hotel, the room we got assigned was a nice size, however the shower pressure in the room was not very good at all and the shower head was broken, the room we were situated in was also directly behind the reception area in which we felt there wasn’t much privacy as we could hear every person that was being checked in which means any conversations me and my partner had meant that they could hear us talking as well. I spoke to the woman at reception to ask if we could be moved to a different room, she states that they were fully booked that night, we got woken up at around 8:30am as there was a customer asking something to the receptionist and it was all very loud. I then found another staff member who gave me a number to call as we didn’t think it was acceptable for us to stay in that room. The guy on the other end of the phone was lovely, I explained the situation and he got us moved to a different room straight away, the room was much bigger and nicer, after that our stay was okay, we did hear quite loud music being played from one of the rooms really late at night however there was no one we could talk to as there was no receptionist at the reception. Overall our stay was okay, the first room we stayed in I don’t think should be a room, it could be used either as a bigger reception area or a cloakroom/ bag room.

Good location, room was clean, beds ok. What really ruined it though, was not having any hot water in the shower. We notified the desk on the first morning of our stay, and was told it would be sorted that day, but nothing happened. We weren't notified about what was going on - no update, apology or anything. We ended up having to trek upstairs to use the communal bathroom, which wasn't the end of the world, but it would have been nice to have our own shower in our room!

The room we had (No. 2) smelled like a family of foxes had been the previous tenants. It was very musty. The carpet was wet due to a leak from the radiator. The hotel knew of this as there was an extra heater and a dehumidifier placed in the room. There was mould in the toilet / shower room and the bedding was not clean.
