Compared to other budget accommodation in brighton I would say that 'the beach pad' is reasonable value for money. It was clean, tidy and the food served at a nearby cafe was of good quality. The location is central and this is definitely one of its key selling points.

We stayed two nights in what was meant to be a three star B&B. Actually, the owners of the business do not live at the property and simply let rooms over the Internet. Myself my friend of 26 and my nan of 67 stayed in the family room for 2 nights @ £240. There is no hotel staff although they do leave numbers for you to contact. Very happy after my stay here. Fantastic location right by the beach. Quiet street. Lovely room. Great value especially the breakfast which was included in the price and was provided at a nearby cafe which i think is a great idea . Will definitely stay here again.

The beach pad is a middle of the road b&b. It's fairly nice inside and the rooms are comfortable. It's located very central and this means noise and hustle and bustle, ear plugs required!! Breakfast is great and the owner very pleasant and helpful.

Good value, nice owners, clean and tidy accommodation, rooms are of good standard, single rooms have no ensuite and are a bit small. Situated Just out of town near pier On a downside Some other house on road look a bit rough but when we were there it was fine, front of house can be a bit noisy
