We arrived here late in the evening for a 3 night stay, access is by intercom and no staff on site at all at any time, the room was appaling which was filthy beyond beleif, i had to book another room at 2am the same night as it was that bad, where to start, well the shower in particular was black with mould and the grout missing from the tiles, the shower hose was rusted to hell and ill fitted, the flushing button on the toilet was broken which meant running cistern all night, the fan button is above the bathroom door about 10 feet off the ground so you cannt reach it easily, the bathroom door did not shut due to loose flooring, the bed was most uncomfortable so my wife slept on the floor, the mirror door on the wardrobe behind the door was broken on the top left corner and the whole mirror ready to fall off, i have recorded all of the faults , next morning i called numerous times but no reply from the hotel owners, i sat on the steps of the building for the owner to appear and he finally did, i showed him the pictures as my wife was still sleeping and he came up with various excuses, he said he would refund me but im still waiting almost 3 weeks later, booking .com have written to him and he still has not paid me back my £319, i have full footage of this appaling room but cannot get it on to this page

This is a very nice property- well renovated with some great features. If you are you and fit, it would be excellent. We are 60's couple, so the 32 narrow steps to rom was a bit much for bags and daily access. We had a "double"room, and that was about it. About 60cm space around bed so very little room for large cases. Bed also very low, so hard to get in and out of and not too good for sitting - and there was nowhere else to sit!! The Manager is a lovely man. I saw him assist a guest who had a disabled daughter and he went out of his way to help her with parking, etc. he was great to speak to and very helpful. Parking could also be an issue. It is street parking and you need a permit ( Manager can help with this). But you have to lucky to find a spot to put your car in!! So a bit of caveat emptor needed here. I believe there is a bigger room so that may be better, but if you're older, or have heavy bags, the stairs need to be considered.

We stayed on a hot weekend in Brighton and the room was boiling - the air in the house is incredibly still so there's no respite from it. The room was clean (ish), the shower room could have been better. It was a last minute booking and we had a lovely hotel booked for the other two evenings so it was fine as a base but not worth the money given the other options available. I've noticed others mention that the downstairs always smells strongly of cooking, rather off putting. Location is good but I wouldn't recommend it for more than a night or if there's no better option.

Booked for a last minute night away with the missus. Great location, room and bathroom clean, great friendly greeting, cracking breakfast, and owners extremely helpful in looking after our bag the next day whilst we went out. Will definitively be back.

This place was a find. In the past in Brighton, we've stayed in an AirBnB and two hotels. We found them extremely expensive and poor value. The lady who greeted us at The Beach Pad was helpful and friendly. The breakfast was served at Cafe Rococo a few doors away. Lovely breakfast and lovely staff there. As this isn't a hotel with restaurant, reception, bar and guests coming and going all day, it was ideal for us going back to bed for a quiet few hours kip before we headed out again and we were able to dictate whether our room was serviced or not. The beach and promenade is a stones throw away. There are restaurants, takeaways, bars and shops all around the accommodation. We will always use The Beach Pad in the future.

Stayed for a couple of nights to experience Brighton. To be frank, Brighton doesn't really float our boat. Lots of homeless people begging, traffic congestion and parking minimal and expensive. As for this accommodation, it is very well located and the owners are delightful and helpful people who seem to own/manage multiple properties in the area. If you like Indian food you're in luck as there was a lovely curry scent permeating through the building the entire time. Assume someone lives downstairs who like to cook.😳 Room very small and bordering on too small if that makes sense. Would stay again though. Cheers

The hotel was easy to find and only a 15 minute walk from Brighton train station. Upon arrival we were checked in very quick, staff were polite and friendly. The room was clean and tidy and just as described. Couldn't fault the place. It's a 2 minute walk away from Brighton pier. Would definitely go back!

The host Lini was really welcoming and efficient. Every thing was good. Nice ensuite room. Breakfast in cafe on the corner was average. Great location, we were so close to the sea, all the attractions, bars and restaurants.

This lovely little property is situation in a fantastic location , walking distance from everything I wanted to visit. Few bullet points - Parking is not ideal, but for the location this is expected. The manageress was very helpful in advisor where to park and even sold us a 24hr pass for £10. - The place feels quite cold and empty when you arrive, with no reception and no real heating. The room also felt quite cold, I know its an old building so I can understand to an extent. - The breakfast was incredible, in fact the best breakfast I think I've had at a BnB. I would stay here again , for a slightly cheaper price ( I did stay weekend before valentines so price may have been inflated )

My partner and I stayed here for 2 nights over New Year. It was a nice clean room with what appeared to be a very new bathroom. It was very good for the price and included a lovely breakfast at the cafe a few doors down (breakfast was fab). We managed to get parked but it can be difficult to get close parking as you can imagine Brighton is very busy for NYE. The best part of the stay was the location! A few minutes to the pier, the lanes and anything else you can want in Brighton. Fab bars, restaurants and pubs around and obviously all the pier entertainment. Overall I would say it was extremely good for the price! Very handy for everything you need in Brighton.
